I’m Victor Emmel, a licensed Mortgage Loan Advisor based in South Jordan, Utah. I started in this business because I believed people deserved straight answers about one of the biggest financial decisions of their lives. That hasn’t changed.

Utah Principle Lending Manager (PLM)
I’ve been in the mortgage industry for 30 years. I’ve worked through rising rate environments and falling ones, housing booms and corrections, and every type of borrower situation in between. That experience doesn’t just make me faster, it makes me better at spotting the right loan for your situation and anticipating problems before they become your problem.
Early in my career, I noticed that most people came into the mortgage process confused and left it just as confused — they’d signed documents they didn’t fully understand, chosen a loan because someone told them it was “the best,” and had no idea what their long-term costs actually looked like. I decided that wasn’t how I was going to operate.
My approach is straightforward: I take the time to understand your situation, I explain your options clearly, and I tell you honestly what makes sense — even if that means telling you to wait, or that a different lender is a better fit for your specific loan. That kind of advice is rare in this industry. I think it’s the only kind worth giving.
I’m based in South Jordan and serve clients across Utah, including Salt Lake City, Draper, Sandy, Riverton, and Herriman. These are my neighbors. I take that personally.
Advanced training beyond standard licensing in mortgage strategy, long-term financial planning, and structuring loans that align with a client's broader financial goals.
Specialized credential for mortgage professionals working with clients navigating divorce — covering buyouts, qualification on single income, and decree interpretation..
Three decades of originating loans across multiple market cycles — conventional, FHA, VA, DSCR, bank statement, and jumbo.
Licensed as a Principal Lending Manager in Utah — the highest license tier available for mortgage professionals in the state.
If a refinance doesn’t pencil out, I’ll tell you. If waiting six months will put you in a better position, I’ll tell you that too. My job is to give you the right answer — not the answer that generates a commission.
A mortgage is likely the largest financial decision of your life. I won’t let you close on something you don’t fully understand. If that means more phone calls and longer conversations, that’s fine with me.
The Salt Lake market moves differently than national trends suggest. I’ve been watching it for decades, and that context shapes the advice I give every client.
I stay in touch. When rates shift, property valuations adjust, when your situation changes, or when you’re ready for your next property, I’m already in your corner.
Whether you have a specific loan in mind or want to understand your options,
I’m happy to have a straightforward conversation. No scripts. No pressure.
